The Cherry neighborhood sits just southeast of uptown Charlotte, close enough to feel the heat of one of the fastest-growing cities in the country. As investment poured into the surrounding area, longtime residents faced a familiar threat: rising costs, displacement pressure, and the slow erosion of a community that had been home for generations. For the seniors who had built their lives there, the stakes couldn’t have been higher.
Mosaic wasn’t going to let that happen without a fight.
A local community-based developer had secured control of the site and had the vision to do something meaningful with it. What he needed was a partner with the development expertise and financial sophistication to bring that vision to life. Mosaic stepped in, navigating the complexity of urban infill development to deliver Cherry Gardens — a 42-unit affordable senior community placed in service in 2010.
Building on an infill site in a dense, rapidly appreciating urban neighborhood is no simple task. It demands creativity, relationships, and the ability to assemble the right financing in a competitive environment. Mosaic brought all of that to the table, turning a difficult site into high-quality, service-oriented housing designed to help residents age in place without sacrificing the neighborhood connections that matter most.
More than fifteen years later, Mosaic still owns and operates Cherry Gardens. That’s not an accident. It reflects a core belief that development doesn’t end at ribbon-cutting. Real commitment means being present for the long haul.
For the seniors of Cherry, home is still home.
