The Sugar Creek corridor sits just outside the city’s booming core — close to jobs, schools, and one of the region’s most accessible transit lines, but long underserved when it comes to quality affordable housing. For working families in the area, the gap between where opportunity exists and where they can afford to live has only widened.
Mosaic set out to close that gap.
Evoke Living at Sugar Creek is a 180-unit affordable housing community developed in partnership with Crosland Southeast, active throughout the Charlotte market as a developer of marquee mixed-use projects. Bringing together Crosland’s market presence with Mosaic’s mission-driven approach and expertise in complex financing produced a development that reflects the best of both organizations.
The deal itself was no small feat. Structured around 4% bond financing – a complex and layered execution – the project team was able to unlock the scale needed to make a meaningful dent in the community’s significant housing needs.
At 180 units, Evoke Living delivers on that promise. For families in the Sugar Creek area, it means access to high-quality housing in a location that actually connects them to the city, its transit, its employers, and its schools without forcing a choice between affordability and opportunity.
