Durham Tech Community College knew its students were struggling. A 2019 survey made it impossible to ignore: more than half of the student body had experienced housing insecurity in the prior year. For an institution built around expanding opportunity, that was unacceptable. Durham Tech wanted to be part of the solution. What they needed was the right partner.
They found one in Mosaic.
Durham Tech brought land it owned at 902 S. Briggs Ave. and a genuine commitment to its community. What it needed was a developer with the expertise to navigate complex affordable housing finance, the vision to match its mission, and the integrity to be trusted with something this important. Mosaic brought all three.
Together with Banc of America Community Development Corporation, the team is delivering South Briggs — 124 units of high-quality affordable housing designed to serve Durham Tech students, their families, and the broader Durham community. Units are available to households earning up to 70% of the area median income, with nearly 30 units reserved for those earning 30% of AMI or less.
This is what the right partnership looks like. A mission-driven institution with a real need. A developer who knows how to get it done. And a shared belief that stable housing isn’t a luxury — it’s the foundation everything else is built on.
